BEEZI or the new industrial spaces designed by Stoneweg
Stoneweg, the Geneva-based international platform for investing in real estate, inaugurated today its first BEEZI building, located in Tolochenaz (Vaud). BEEZI is much more than a concept for innovative industrial spaces: it is a response to the key issues of current industrial working conditions in the face of workers’ expectations and changing organisational methods. A necessary (r)evolution to put people and their well-being back at the centre, so that companies can attract new talent and retain the best. BEEZI offers unprecedented services in the industry, fully digitalised and organised around shared spaces and services.
Almost 50% of the existing industrial sites in Switzerland are more than 40 years old. They are no longer suitable, efficient nor in line with the needs of the economy and the expectations of the new generation. Industrial companies are struggling to find suitable areas in which to develop their activities and attract new talents. Employee retention has become a major challenge for many companies that have not yet been able to adapt.
There is a huge gap between what companies offer their employees and what the employees are now expecting from their employer. In fact, the younger generations have started to profoundly question their relationship with the world of work, a real paradigm shift.
Tthe industrial sector is still waiting for this revolution, and the BEEZI concept aims to satisfy this need in the real estate market by providing spaces for the well-being of the employees of industrial and craft companies. A real BEEZI community is on the move.
BEEZI Tolochenaz offers 650 sqm of common areas on a total area of 10,000 sqm, spread over two floors. These collaborative spaces will be available to tenants to pool costs and achieve savings, synergies and environmental protection. Conference rooms, relaxation rooms, green spaces, gyms and restaurants come together in this common space, designed to be the heart of the building. Shared spaces and common areas allow every tenant to save on square footage and optimise their rent for production.
Digitalization at the heart of the concept
BEEZI offers a complete digital environment thanks to the collaboration with Technis, a company specialising in smart building equipment. The entire BEEZI building in Tolochenaz is equipped with sensors that measure the number of visitors, the quality of the environment (CO2, particulate matter, etc.) and energy consumption for each of the “sub-spaces” (offices, restaurants, conference rooms, sports rooms, etc.).
Thanks to the BEEZI Insight application, this data allows each tenant to measure and manage their energy consumption and control the quality of the environment in the areas they occupy (CO2, temperature, humidity, light).
The 2nd application, BEEZI Connect, allows users of the site to access the entire ecosystem of services and resources of the community, individually or collectively, in a practical and personalised way: book meeting or sports rooms, find out about upcoming events, news and also interact with the BEEZI community.

The BEEZI community expands
Stoneweg plans to expand throughout Switzerland with the launch of four more BEEZI in the canton of Aargau in Q2 2024 and in the cantons of Geneva, Bern and Thurgau in Q1 2025. Whether it’s entire buildings or just shared spaces within existing buildings, the concept will be aimed at achieving the same objectives of improving working conditions everywhere.
